Organic growth that results from the heat and humidity can take the form of microbes. Heat and humidity can also breed algae and mildew.
Algae often appears black at first, but as it grows it appears more of a green color. Moss and Lichens can appear on Screen Enclosures, but this is in very advanced infestations where there has NOT been a chemical treatment of the surface in several years. A more common organic growth from the heat and humidity are bacteria and viruses. Humidity is simply an ideal environment for bacteria and viruses to grow.

The other major force that acts upon your screen enclosure or pool enclosure is heat. Heat from the Florida Sun but also heat from ultraviolet light. Mr. Heat and Mr. Sun like to conspire with Mr. Humidity to break down the metal framework of the enclosure. The first place this is visible to the eye is faded industrial coatings on the metal. The industrial coating is constantly hot and humid, this coating, like any other exterior paint, then starts breaking down. This breaking down process is called oxidation. A quick test of oxidation of paint is to run your finger anywhere on the flat part of the metal. If your finger has paint residue on it, then the coating is already under way.
But don't give up! Soft Wash from My Soft Wash Guys will STOP this oxidation in its process. It will NOT restore the paint color, only remove the organic growth agents and rinse them away. This process reveals whatever life you have in that industrial coating.
