The Complete Exterior Cleaning Checklist for Venice and Sarasota Homeowners Jun 03, 2026

One of the most common things we hear from homeowners in Venice, Nokomis, Wellen Park, and throughout Sarasota County is some version of the same question: what actually needs to be cleaned on my home and how often?

It's a fair question. Most homeowners know their exterior needs attention but aren't sure what a complete treatment looks like, what the right interval is for each surface, or what warning signs mean something needs attention sooner than expected.

Here's a straightforward breakdown — surface by surface — for Southwest Florida homes specifically.

Your Roof

What to look for: dark streaking running down slopes, black or gray discoloration on north-facing sections, green or brown patches of moss or algae, any sections where the original roof color is no longer visible.

What's causing it: gloeocapsa magma, algae, mildew, and lichen. All are actively degrading your roofing material and increasing heat absorption.

How often: inland Venice and Sarasota area homes every 18 to 24 months. Coastal homes within a mile or two of the Gulf or Intracoastal every 12 to 18 months. Don't wait until the streaking covers more than 20–25% of the roof surface — advanced colonies require more intensive treatment.

Method: soft wash only. No pressure washing on any roof type. ARMA-recommended low-pressure application is required by most manufacturer warranties.

Your Exterior Walls

What to look for: green tinge on stucco, particularly along the bottom third of walls and around soffits and windowsills. Dark spotting on painted surfaces. Any visible mold or mildew around entry points.

What's causing it: algae and mildew colonizing the moisture that accumulates on exterior stucco and painted surfaces — accelerated by Florida humidity and shade from landscaping or overhangs.

How often: every 12 to 18 months for most homes in the Venice and Sarasota area. Homes with heavy shade from mature landscaping or in coastal communities may need attention closer to every 10 to 12 months.

Method: exterior soft wash using biodegradable solutions. Pressure washing stucco opens micro-cracks and accelerates future moisture penetration.

Your Pool Cage and Lanai Screens

What to look for: gray or black discoloration on screen mesh, green or black streaking on aluminum frame members, white oxidation staining on frame surfaces, any visible deterioration of screen mesh at corners or along frame edges.

What's causing it: algae, mildew, and oxidation — accelerated by the humid microclimate inside most pool enclosures and by salt air exposure in coastal communities.

How often: every 10 to 12 months for most Southwest Florida homes. Coastal homes every 8 to 10 months.

Method: soft wash only. Pressure washing pool cage screens causes mesh blowout and frame damage. This is one of the most common and most expensive DIY cleaning mistakes we see throughout Sarasota County.

Your Driveway and Walkways

What to look for: dark staining on concrete or pavers, green algae growth in joints and along edges, rust staining from irrigation systems, oil or grease staining near the garage.

What's causing it: algae and organic growth working into the porous surface of concrete and pavers, combined with irrigation mineral deposits and general organic debris.

How often: every 12 to 18 months as part of a complete exterior treatment. Driveways with heavy shade or irrigation coverage may need attention annually.

Method: soft wash chemical application followed by flat surface pressure cleaning for concrete. Pavers require a specific approach to avoid dislodging joint sand — this is another area where DIY pressure washing causes damage that requires professional repair.

Your Gutters

What to look for: dark vertical streaking on the outside of gutter faces — called tiger striping — caused by oxidation and organic runoff. Visible debris, sagging sections, or water overflow during rain.

What's causing it: tiger striping is oxidation from organic debris building up inside the gutter and running down the face during rain. It doesn't clean off with water — it requires chemical brightening.

How often: gutter cleaning annually at minimum in the Venice and Sarasota area. More frequently if you have significant tree coverage. Gutter brightening for tiger striping as needed or as part of a complete exterior treatment.

Method: chemical brightening for tiger striping on the exterior face. Interior cleaning by hand or flush — soft wash chemical treatment for organic buildup inside the gutter system.

Your Windows

What to look for: mineral spotting from irrigation overspray, salt haze on coastal properties, general film and dust accumulation, oxidation buildup on frames.

What's causing it: irrigation systems are the primary culprit for mineral spotting on windows throughout Venice and Sarasota. Salt air accelerates frame oxidation on coastal properties.

How often: annually as part of a complete exterior treatment. Homes with irrigation systems that spray onto windows may benefit from twice-yearly window cleaning.

Method: pure water treatment for glass — removes mineral deposits without leaving streaks or residue. Frame cleaning as part of the same service.
